Proplend is a peer-to-peer lending platform that specializes in providing commercial mortgages and bridging loans for investment properties. The company has built a loan book worth nearly GBP 200 million since its inception in 2014. Proplend's business model involves offering interest rates ranging from 5% to 12% annually to investors, who can hold these loans in an Innovative Finance ISA (IFISA) wrapper, allowing them to earn tax-free returns.
The platform employs a unique loan structuring system where each loan is divided into tranches based on loan-to-value (LTV) ratios. Tranche A represents the lowest risk with an LTV of 50%, offering the lowest interest rate. Tranche B has an LTV of 51% to 65%, and Tranche C is the highest risk with an LTV of 66% to 75%, providing the highest returns. This approach ensures that in case of a default, investors in lower-risk tranches are prioritized for repayment.
Proplend has funded 201 loans worth GBP 185 million since 2014, with only one loan officially defaulting. The company maintains an interest reserve, deducting a specific amount of interest payments to cover potential unforeseen situations.
As of April 2023, Proplend's stress testing indicated expected losses of 2% in Tranche B loans and 5% in Tranche C loans, assuming a 30% drop in property values. The platform prides itself on its experienced team of commercial property finance professionals, including CEO and founder Brian Bartaby and Chief Operating Officer Matt Carson, who collectively have over 80 years of industry experience.
