JustKitchen has entered commercial agreement to serve Hsinchu Science Park and has also begun licensing in-house brands to third-party operators

  • Taiwan-based cloud kitchen operator JustKitchen has entered a commercial agreement to serve Hsinchu Science Park (HSP), home to Taiwan’s semiconductor industry and global technology companies. The professional and industrial area in the East District of Hsinchu City, Taiwan currently houses around 530 companies and employs over 152,000 people.

  • As part of the agreement, JustKitchen will work with a food service contractor to supply HSP employees and guests with JustKitchen-branded meals during business hours. The company will be the first cloud kitchen operator to serve HSP employees, as delivery drivers are not permitted to enter the area. JustKitchen is also pursuing other B2B opportunities within the science park.

  • JustKitchen has also announced that it has begun licensing the rights to its proprietary food brands and JKOS technology to qualified third-party commercial kitchens across Taiwan and Hong Kong. The licensing arrangement is expected to help the company scale its reach without incurring further kitchen infrastructure investments. Under the terms of the Proprietary Brand License, third-party kitchens can add one or more of JustKitchen’s delivery-only food brands on a turnkey basis, driving incremental revenues from existing kitchen assets.

  • Analyst QuickTake: JustKitchen’s decision to start licensing its proprietary food brands and tech stack marks a transition from being an operator-managed cloud kitchen focused on providing kitchen infrastructure and end-to-end kitchen management to also playing in the virtual restaurant brands segment. The company has already been actively pursuing geographic expansion in South-east Asia through partnerships, commercial agreements, and investments in new facilities. However, with this new shift to proprietary brand licensing, we think JustKitchen will be well placed to significantly ramp up its brand exposure - particularly since the company has already invested the time and effort in developing a loyal following for its in-house hero brands.
