Guesty

Guesty is a property management solution for the short-term rental, vacation rental, and hospitality industries. The platform caters to hosts and hotel brands on booking channels (such as Airbnb, Vrbo, and Booking.com). In September 2024, Guesty introduced two new AI-powered features: An AI Assistant website builder and ReviewSmart AI to help property managers create websites and analyze guest reviews more efficiently. Prior to this, the company launched its GenAI-backed messaging tool ReplyAI in July 2024, which utilizes algorithms and natural language processing techniques to construct messages that mimic the property owner's tone and style.

Solutions launched in February 2023 include direct reservation solutions such as offering a booking engine, customer relationship management capabilities and a website builder. Further, the platform allows brands to manage reservations, guest communication, operational tasks, and revenue from one centralized platform. With Guesty, managers can delegate tasks and grant owners access to an Owner Portal displaying important statistics, such as nights booked, occupancy, and average nightly rate. The portal's permissions can be customized to fit the needs of each owner.

Using its revenue management solutions, users can implement various pricing strategies—either by manually setting them or using dynamic pricing tools to maximize occupancy and revenue—and can add channel-specific markups to offset booking channel fees to protect profits. It can also be used to offer guests extra perks or more lenient cancellation policies. Guesty generates revenue either by charging a percentage of the booking fee received from each property or a fixed monthly fee per property.

Guesty has undertaken a series of acquisitions, most recently acquiring Rentals United (May 2024), and StaySense (May 2023), which function as distribution platforms for property managers. Previous acquisitions include that of Spanish vacation rental software company, Kigo, Australian property management software company, HiRUM Software Solutions, and hotel-focused revenue and distribution platform, YieldPlanet, in September 2022. The teams from the three companies joined and operated under the Guesty brand. The deals were made to expand its global reach, enhance its R&D capabilities, strengthen and scale its revenue and channel management solutions, and improve product development. In April 2021, Guesty also acquired smaller rivals MyVR and Your Porter.

Key customers and partnerships

Key customers included Eagle Beach Rentals, Nord Collection, Llano Real Estate Group and Wehost.

As of March 2019, Guesty had over a 100,000 customers using its platform. In September 2022, Guesty partnered with US property insurance provider, Steadily, to supplement its Damage Protection platform. As a result, users got access to landlord insurance directly from the Guesty platform.
